A qualified conveyancer will have conduct of your sale or purchase from beginning to end and will be directly contactable by direct line or email. In the event that you are not able to speak with the person dealing with your matter their designated secretary will be available. This personal service is not as expensive as you may think. A straightforward house sale will start from £600.00 plus VAT and disbursements and a straightforward house purchase will start from £750.00 plus VAT and disbursements.
Disbursements are costs incurred by this firm on your behalf. For a purchase, where the searches contained within the Home Information Pack cannot be relied upon because they are out of date or not acceptable to a lender, new searches may be required and these will cost in the region of £250.00. The Land Registry charges a fee to register the purchase and the fee payable depends on the purchase price. Stamp Duty Land Tax will also be payable as a percentage of the total price paid.
