4. Average Fee

  • An average fee for the sale or purchase of a £300,000 property using a specialist residential lawyer in the Home Move Team based on an hourly rate of £180 per hour:
  • For a freehold sale: 5-8 hours up to and including completion
  • For a freehold purchase: 6-9 hours up to and including registration of your purchase with the Land Registry
  • For a leasehold sale: 6-9 hours
  • For a leasehold purchase: 7-10 hours up to and including registration of your purchase with the Land Registry
  • This fee does not include:
    • VAT
    • Bank Transfer fees and Online Stamp Duty Land Tax Return fees
    • online ID & Lawyer checks
    • Local Search fees, Drainage Search fees and Environmental Search Fees on average £250
    • land registry fees which in this example will be £270.00 and other registration costs such as the costs of registering a transfer of a lease with the landlord
    • Stamp Duty Land Tax: a calculator for which can be found at www.tax.service.gov.uk/calculate-stamp-duty-land-tax/#/intro
    • Where the title to the property is unregistered or there are other complications such as boundary issues
    • Management Company Fees
